Buying and selling a home in New Jersey.

We represent buyers and sellers anywhere in the state, from the attorney review letter to the closing table. Here is what that looks like on your side of the deal.

If you’re buying.

Most purchases start with a realtor’s contract you have already signed. It isn’t binding yet. New Jersey gives both sides three business days of attorney review, and we use them to send a review letter with the changes that protect you, from the inspection and mortgage terms to who holds your deposit.

Next comes the inspection period, usually 10 to 14 days. Homes in New Jersey sell as is, so this is the time to find problems. When the inspector turns something up, we negotiate repairs, a credit at closing or a lower price. Alongside it we watch your mortgage contingency, because only a written mortgage commitment, not a pre-approval, protects you if the loan falls through.

Before closing we order your title search and title insurance, review the survey for encroachments and easements, and settle how you will take title. About three days out you get the exact amount to bring. Our fee is collected at closing, along with the other closing costs.

If you’re selling.

Your contract goes through the same three-day attorney review. Until it ends you can keep showing the house and hearing offers, though you should not sign a new contract until we confirm the current one is cancelled.

When the buyer’s inspection report arrives, you decide what to fix, what to offer as a credit and what to refuse, and we negotiate it. In the meantime there is paperwork only you can start: a certificate of occupancy if your town requires one, and the smoke and carbon monoxide certificate every town requires. Apply a few weeks before closing.

At closing, your mortgage and any lines of credit are paid off from the proceeds, along with the realtor’s commission and New Jersey’s realty transfer fee. Sellers who are 62 or older, blind or disabled may qualify for a lower transfer fee, so tell us if that applies to you.

“David handled both the sale of our old home and the purchase of our new home – which closed within 2 weeks of each other. David’s professional demeanor was able to settle my nerves and keep me calm throughout the processes. He is very professional, very thorough and we would HIGHLY recommend him. Great guy”
