Real estate law, from contract to keys.
We represent home buyers and sellers anywhere in New Jersey. You work with the same lawyer from the first call to the day the keys change hands.

Your closing gets our full attention.
A home is one of the largest purchases most people ever make, and the process keeps getting more complicated, especially with a mortgage involved. At many firms, real estate waits on the back burner while bigger matters come first. That is where the delays start.
David Francis built his practice around doing the opposite, and real estate is still the core of what we do. From the day you sign, someone is reading your contract, negotiating your inspection, ordering your title work and getting you to the closing table on time.
How we handle buying and selling
Contract to closing, in five steps.
Most New Jersey home purchases follow the same path. Here is what happens, and what your attorney handles along the way.
- Step 1
Attorney review
Three business days to review the realtor’s contract, propose changes or cancel it. Only your attorney can do that, so send the contract the day it is signed.
- Step 2
Inspections
Usually 10 to 14 days to inspect and ask for repairs, a credit or a lower price. Homes in New Jersey sell as is, so this is when to find the problems.
- Step 3
Mortgage commitment
Only a written mortgage commitment satisfies the mortgage contingency. A pre-qualification or pre-approval does not.
- Step 4
Title and survey
We order the title search and title insurance. A survey shows encroachments and easements while you can still do something about them.
- Step 5
Closing
The date in the contract is an estimate. You get exact figures about three days before, and our fee is collected at closing.
Signed a contract today?
Once a realtor’s contract is signed and delivered, both sides have three business days of attorney review. During that window your attorney can propose changes or cancel the contract. After it closes, those options are gone.
Enter the date your contract was delivered to see roughly when review ends, then send it to us so we can start the same day.
When does attorney review end?
New Jersey gives buyers and sellers three business days after the signed contract is delivered to review, change or cancel it through an attorney.
Attorney review endsThree business days later
Don't count the day it starts, weekends or New Jersey legal holidays. An estimate: your attorney confirms the actual deadline.
